Weeks A,B,F and H are courses given by the University of Minnesota. Courses 2A, 4 and C‑1 are given by the Internal Revenue, State of Minnesota. Course 1 is given by the American Institute of Real Estate Appraisers.
This appraiser has continued to maintain his educational requirements for the state of Minnesota, of thirty hours every two years.

Work Experience
Deputy County Assessor (6/74 through 9/77)
As Deputy Assessor my duties were to place market values on residential, commercial and agricultural properties. Also, as Deputy Assessor my duties included administering real estate tax laws and overseeing the County Assessors Office in his absence.
During my employment, it was also my duty to put values on new construction be it residential, commercial or agricultural properties. Each year all residential properties were updated according to new cost manuals, inflation and any new tax laws that may have any influence on the value of such property. This was done for commercial and agricultural properties.
Also, each year we were called on to defend our values at a public hearing, or board of revue. At this time all taxpayers were given the opportunity to ask questions concerning the value placed on their property.
Staff Appraiser‑ Wells Federal Savings & Loan Assoc.
(10/77 through 3/83)
As Staff Appraiser my duties were to appraise real estate for mortgage loan purposes. This involves working closely with the Association's loan officers. After making the appraisal helping determine the loan qualifications and term of the loan.
While at Wells Federal, I made approximately 2,000 single family appraisals, 40 appraisal of multi‑family dwellings, 42 agricultural appraisals and 26 appraisals of commercial properties.
Another aspect of my job was to inspect new construction as it is being built and at its completion. This inspection is to insure proper building techniques and material and also determine the percent completed to the loan payout balance.
I also acted as loan officer in the absence of another loan officer. This job required the gathering of all loan information and taking in loan applications.
Basically, my job as Staff Appraiser was to determine if the property met the loan requirements of the Association. This may include recommending that the property need improvements and listing the improvements that are needed to make the property satisfy the requirements.
Independent Fee Appraiser ‑ Southern Minnesota Appraisal
Services (3/83 to present)
As an Independent Fee Appraiser I have completed approximately 25,000 residential , 400 plus farm appraisals and 50 plus commercial industrial appraisals. While I no longer am the staff appraiser for Wells Federal Savings & Loan, they have contracted me to complete all their appraisal needs.
I am FHA, VA approved appraiser. I do relocation appraisals for all the major relocation companies. I have also done work for the City of Blue Earth and the City of Winnebago for some of their loan programs.
I have also done work for Faribault County on the condemnation of farm land and easement right‑of‑ways. This is the type of appraisal where determination of value is made on the land and also damages are awarded to the property owner and determined in this type of appraisal.
As an Independent Fee Appraiser, the number of residential appraisals I do has remained approximately the same. The number of agricultural and commercial property appraisals I do has expanded greatly. After 29 years in the appraisal business, I feel comfortable with any job assignment whether it is residential, agricultural or commercial industrial.
I have given court testimony for divorces, tax appeals and condemnations.
I have completed the Level IV Licensing Examination. I have met all the experience and education requirements necessary to receive the Certificate of Certified General Real Property Appraisal Licensing which is the top license offered by the State of Minnesota.
